(EPC) because it can be embedded in financial instruments favouring
refurbishment or new housing. EPC allows for communication to tenants
in integral housing costs (rent + energy costs); it can influence
real estate values and creates possibilities for enhanced building
asset management for housing associations; it may be linked to the
maximum heights of a mortgage and to bank guarantees for social
housing as the energy cost determine the capacity to pay back loans
or mortgage.
**) As cooling becomes a more important aspect in housing, effective
shading devices will gain importance as energy friendly way to prev
ent ov erheating. This reduces the need for electric cooling devices,
which means less energy consumption and reduced CO2 emissions.
